Current Qualification Standards

Clear requirements for every household.

These concise standards are applied consistently using verified household information.

Adult Screening

Every resident age 18 or older must complete an application and screening.

Household Income

Verified gross monthly household income must generally equal at least 3 times the household's monthly rent responsibility.

Credit Score

Verified scores are averaged across scored adult applicants. The standard is 600+, with the published additional-income scale available for averages from 550 through 599.

Evictions, Debts, and Judgments

Recent eviction records, outstanding landlord or utility debt, active bankruptcy, and unsatisfied civil judgments are reviewed.

Criminal History

Relevant convictions are reviewed individually. Arrests alone are not disqualifying.

Smoke- and Drug-Free Home

Smoking, vaping, and unlawful drug activity are not permitted anywhere on the premises.

Occupancy

Household size must fit the home's safety limits and lawful occupancy.

Submitting an application does not reserve a home.
