When is rent due?
Full rent is due through the designated payment method by 5 p.m. on the first day of each month. Follow the payment instructions management provides for your household.

Tell management as early as possible if a job change or income disruption may affect your ability to pay on time. Early communication does not change the lease, but it gives everyone more time to understand the situation.

What renter's insurance coverage is required?
Keep renter's insurance active throughout the tenancy with at least $300,000 in liability coverage and Elite Rental Homes, LLC named as Additionally Insured. Submit updated proof through the secure link management sends for your household.

Keep all required utilities active in your name throughout the lease. If you move out, keep them active through the day after the lease ends so inspection and service transfer can occur without interruption.

How do I request maintenance?
Sign in to the resident dashboard as soon as you notice an issue. Include a clear description and useful photos, then keep the request in the dashboard for status updates and follow-up.
Open maintenance informationWhat counts as an emergency property issue?
Uncontrollable running water, sparking electricity, a gas odor, fire, a sewer backup, or loss of essential heating or cooling should be reported as an emergency property issue. If anyone is in immediate danger, get to safety and call 911 first.

Do not independently hire a plumber, electrician, HVAC company, or other repair provider unless management has authorized it. Use the resident dashboard so management can review and route the issue.

How often should I replace the furnace or HVAC filter?
Replace it every 60 days, or more often when management gives you a property-specific schedule. Follow the size, quantity, rating, and location instructions for your home.

Test every smoke detector monthly, replace its battery or other energy source when needed, and report a detector that does not work immediately.

Report every leak, overflow, backup, or unexplained moisture problem immediately. When it is safe, stop or contain the water and clean up standing water while you wait for help.

What exterior care is expected?
Keep up with mowing, weeds, hedges, branches, litter, snow, and ice as needed. Use an approved garbage container, keep trash from accumulating, and park only in approved locations.

Keep the home clean and uncluttered, store food securely, seal trash, clean crumbs and spills, and report insect or rodent activity promptly before it grows.

May I add a pet?
Get written approval before bringing in a pet that is not already covered by a signed agreement. Approved pets may require a nonrefundable pet fee and monthly pet rent under the applicable property and agreement terms.

An approved assistance animal is not treated as a pet, so pet fees and pet rent do not apply. Contact management to request a reasonable accommodation and receive the appropriate process.

Ask before adding an occupant or pet, changing locks, painting, installing equipment, making an alteration, subletting, or allowing someone to take over the lease. Adult occupants must complete required application and paperwork before moving in.

When should I share my renewal intention?
Give management written notice of your renewal intention at least 60 days before the lease end date. Your secure renewal response records your current intention for follow-up; it is not itself a renewal agreement or final legal notice.

Remove all belongings, return every key by the lease possession deadline, leave the home and grounds clean apart from normal wear, report or repair resident-caused damage, and keep required utilities active through the day after the lease ends.
